One material, one building: planning terrace, privacy screen and facade with WPC

Very few projects stop at the terrace. Anyone who thinks of surface, boundary and building envelope as a single material concept gains three times over: a calm overall appearance, one maintenance principle for all areas, and one delivery logic instead of three separate procurements. This article shows how that works with WPC across all three product lines — and which documented values support the planning. Why a consistent material concept?

Decking boards, privacy screen panels and facade profiles are available in coordinated colours — according to the technical documentation, the core shades chocolate brown, red-brown, walnut, stone grey and anthracite run through the documented lines, supplemented by mixed tones for privacy screens and facades. For the object this means: one colour concept across balconies, boundaries and envelope, without a break in material. Just as important in operation: all three lines are maintained in the same way — cleaning instead of painting and oiling cycles — and come as a coordinated selection from a single source: consultation, delivery and installation from one house.

The three product lines at a glance

WPC decking. Three documented profiles cover the areas: 125, 145 and 171 mm wide at 25 mm thick, standard length 4.2 m, concealed clip installation. According to the datasheet, the system build-up heights start at 4.8 cm — relevant for roof terraces, balconies and access balconies with tight connection heights. WPC privacy screens. The Eco Fence system is modular in structure: aluminium posts, panels of 162 × 20 mm in the groove guide, documented system heights of 1.4 m, 1.8 m and 2.1 m. The wall can be executed closed or articulated with spacer clips to create ventilation joints — for site boundaries, neighbourhood zones and outdoor areas with a windbreak function. WPC facades. Planned as a rear-ventilated curtain-wall facade, with a tongue-and-groove joint and concealed stainless-steel mounting clips. Eco Face Keilspund covers 185 mm per batten and is documented in special lengths up to 5.2 m — on long facade runs this means fewer butt joints. How does the concept add up over the life cycle?

The specification decision is made once; the maintenance decision is made every year. Over the service life of a building, the painting and care cycles of conventional materials add up — including scaffolding, coordination and closed-off areas. With a WPC concept, maintenance across all three lines is essentially limited to cleaning, manageable by the facility team, without scaffolding and without interruption of operations. The cost calculator provides project figures for material and installation as a first orientation; the reliable calculation is produced on the basis of measurements and use.

Which documents are available for tendering and the building application?

For privacy screen and facade systems, tender texts are available; for decking specifications we compile the documents on a project basis. Technical verifications — for instance on fire behaviour within the actual system build-up — are requested object-specifically; we coordinate this for your project. Sampling is advisable before the specification stage: colour and surface look different on the building than on a screen — we deliver the sample box free of charge.

How are quantities, batches and special lengths planned?

The requirement values per square metre are documented for each product — running metres, battens, fixings — and form the basis of the quantity calculation before ordering. We plan project quantities so that the area is created from matching material; special lengths — such as facade battens up to 5.2 m — reduce cuts and joints on long runs. We set the delivery windows to the construction sequence: phases, crane times, intermediate storage.

What does the imputed-rental-value system change mean for renovations?

For developments with owner-occupied condominium property and for private building owners, the tax framework is in transition: the Federal Council has set the system change in residential property taxation for 1 January 2029. Until the end of 2028, maintenance and renovation costs on owner-occupied residential property remain deductible (the invoice date is what counts); from 2029 these deductions no longer apply to owner-occupiers. For rented investment properties and commercial buildings the maintenance deduction remains in place — for them nothing changes on this point.
